A new 736,000-square-foot urban industrial facility is being built in Long Island City by the real estate investment and operating company Innovo Property Group, with a targeted completion of Fall 2025.

Known as the Review Avenue Complex, this 6-story facility will be available for multiple uses by multiple tenants. Located at 28-90 Review Ave., the suites start at 25,000 square feet. The property is designed to have up to two tenants on each warehouse floor.

Each floor of the Review Avenue Complex is accessible for trucks, thanks to a 35-foot-wide-ramp. The 40 by 42.5-foot column spacing and clear heights of up to 32 feet on each floor allow for a multitude of uses. The facility also features four freight elevators, is photovoltaic and EV ready.

There is plenty of parking space available for those working in the facility, as well as a lot of room for the 36 loading docks. The complex is capable of accommodating up to 166 cars and up to 118 fleet or oversized vehicles.

Since the property is located just off the Long Island Expressway, it is within close proximity to the major routes serving Queens, Brooklyn and the Bronx. It is also situated just minutes away from Manhattan.

“The Review Avenue Complex exemplifies convenience — whether considering the facility’s location or the ground-floor experience we have implemented on all six stories,” Innovative Property Groups Founder and CEO Andrew Chung said. “We have developed a flexible, productive space that has the entire Tri-State area at its back door. Careful consideration and strategically planned floorplates allow us to maximize the space for the benefit of our prospective tenants.”

Located within the Borden Innovation District, the Review Avenue Complex was developed by Innovative Property Groups in partnership with the Urban Investment Group at Goldman Sachs Alternatives.

The announcement of this upcoming complex comes after Innovative Property Group unveiled plans for another project in the area, Borden Studios, at 23-30 Borden Ave., in January. Borden Studios and the Review Avenue Complex are meant to reflect Innovative Property Group’s commitment to growing the surrounding area.
