New York City has launched a housing lottery for 37 units in a 21-story residential building at 45-17 Davis St. in the Court Square area of Long Island City.
There are 82 residences in the building, 45 of which are market rate. The remaining 37 units have been set aside for those earning 130% of the area median income.
Eight of the units set aside are studios, with a monthly rent of $3,088. They are intended for households of up to two people, with a combined annual income ranging from $105,875 to $161,590.
Ten more of the housing lottery units are one-bedroom, with a monthly rent of $3,298. Households of up to three people can live there. Those who live in these units must earn $113,075-$181,740 in annual income.
The final 19 units in the lottery are two-bedroom. The monthly rent for them is $3,939. Up to five people who combine to earn $135,052-$218,010 a year can live in these units.
Amenities for residents include high-end kitchen appliances, countertops and finishes, energy-efficient appliances, air-conditioning, washers, dryers and dishwashers, smart controls for heating and cooling, hardwood floors, charging outlets with USB ports, high-speed internet and cable or satellite TV in the units. There are also garages, covered parking, bike storage lockers, electric car charging stations, package lockers, an intercommunication device, security cameras, an accessible entrance and an elevator.
The building will also feature a gymnasium, a recreation room, an outdoor terrace, a rooftop terrace and outdoor recreational space. Residents will have online options for leasing, paying rent and making maintenance requests. The building is smoke-free and welcomes multiple pets. Bus stops and other forms of public transportation are within walking distance from the building. Tenants are responsible when it comes to electricity, including heat and electric stoves.
Those who intend to apply for the housing units at 45-17 Davis St. must meet the housing and income size requirements. New York City residents will receive a general preference for units. Applications must be postmarked or submitted online by Oct. 4. Qualified applicants will also be required to meet additional selection criteria.

Clearly this lottery is based on dual income only. Single income need not apply unless making a 6 figure income.
This benefits young people, seniors and others in between how exactly?
