Over 400 guests, including those involved in developing and selling Noble LIC, a 46-unit luxury condominium on 40th Avenue, celebrated several milestones with a launch party on Thursday, June 20.
The first milestone recognized by attendees was the development’s offering plan being declared effective. This means that the paperwork detailing important information on the building, including bylaws, floor plans, pricing, and more, has been signed off on by the New York State Attorney General’s office. With the AG’s approval, closings can now occur with potential condo buyers.
Attendees also celebrated the completion of construction, nearly one year after the building topped out. Additionally, the development was recently named the winner in the mixed-use division of the American Institute of Architects Annual Queens Design Awards.
The event featured food and entertainment from numerous Queens-based vendors, including fer, Teazzi’s Tea, Queens Photo Booth and The Greats of Craft.
DJ Stef Nava’s music kept the attendees in a great mood. Nuhman Inflight Dining provided catering for the event.
Located at 27-09 40th Ave., Noble LIC includes 46 condo units, including studio, one-bedroom and two-bedroom homes. The Patrick Smith Team, which is part of The Corcoran Group and handled the sales and marketing of the project, worked alongside the development team 40th Ave Dutch Kills Realty LLC, made up of Gus Vorillas and Tony A. Raouf. The architects for the project were HCN Design and Consulting.
Amenities for condo buyers include private outdoor space, washer-dryer units, high-end finishes, a fitness center with a 940-square-foot terrace, a residents’ lounge, a pet spa, a landscaped 3,160-square-foot roof deck with a BBQ station and a 2,160-square-foot terrace on the second floor. There will also be garage and bicycle parking available on site.
