Permits have been filed for a nine-floor residential building just across the former 5Pointz site in Court Square.
The proposed building would rise to a height of 119 feet at 45-57 Davis St., and is set to hold 158 units in over 106,500 square feet of space, building records show. A small commercial component totaling 290 square feet is also reserved for the project.
Floors two through eight will hold 19 units each, the maximum number of units on any floor, while the first floor and ninth floor will see eight and 14 units, respectively. The top floor is reserved for three penthouses.
A space for general retail will take up the cellar and first floor of the building. A bicycle storage room with 80 spaces will also occupy the first floor, along with a recreation room and laundry room.
The building’s design is by the Manhattan-based Charles Mallea Architect.
The owner, Solomon Feder of the Vorea Group, recently purchased the 108,000 square-foot development site for $21.7 million, according to Cushman & Wakefield. Stephen Preuss, the broker in charge of the sale, told the LIC Post that the new building will be a rental.
Preuss added that the building should take approximately three years to complete once construction starts.
The Vorea Group filed demolition permits for the one-story warehouses on site back in October.

It feels as if we are not citizens, just income streams for people who are already very, very wealthy. Politicians need our votes but they get their money from builders. As usual, money talks.
I lived in the brick and steel building at the back of the picture for 2 years. My window was eye level with the train. Cant imagine how crazy the noise will be for residents living in this new project. The sound when the train hits the turn right at this spot is the most horrendous screech. Sure hope their budget includes some WD40.
Another RENTAL development? Its not bad enough that we are overdeveloping without any real infrastructure. We are actually creating a bedroom community for Manhattan , that consists mainly of a transient “Rental Population” that are not setting up roots in our community and investing in it.
What we have now are people that will no longer be here when their leases are up.
All we see in our neighborhood now are strangers…..
Don’t worry. Once the next recession hits, the renters will desert the neighborhood and the developers will have no choice but to convert all those buildings to condos.

love overcrowded trains? this is your lucky day.
LIC does have a somewhat vibrant nightlife and dining scene, that will not be a short walk from your new 7 figure condo.
act now and i’ll throw in a 15 year tax abatement that will make your investment decrease in value over time.

Just what the neighborhood needs, more people. (eye roll)
The issue is not more people, but a lack of common infrastructure ie public green space, schools, transportation
Lets advocate for those vs blanket statements
And adding more people doesn’t help fix any of that. They’re constantly putting the cart before the horse in LIC. All of the public meetings, land use, community board- they almost mean nothing because no one in power is listening. If they are listening, they aren’t doing anything about it. They’re going to build until there’s no more room for anything the neighborhood actually needs. The land has already been sold and planned for everywhere you look. Real estate developers are king.
