Condo building hits the market in Hunters Point, 1brms start at $700K

Sales have officially begun on the new luxury condominium building The Monarch, marketed by Modern Spaces real estate firm.

The building will be completed this summer, with occupancy beginning in the fall.

The new 21,000 square-foot building, located at 47-05 5th Street in Hunter’s Point is one of the few developments with units for sale that was built under the 421a tax code, benefiting the buyers with a 15-year tax abatement program, under which homeowners are exempt from future property tax increases.

The building offers 21 units, including one-, two-, and three-bedroom options, with the lowest price beginning at $700,000.

“The Monarch is centrally located to everything that’s great about Long Island City. Desirable public spaces like a waterfront park are steps from the development, while conveniences like Duane Reade and Food Cellar are either directly across the street or less than a block away,” CEO and Founder of Modern Spaces Eric Benaim said in a statement.

“In a historic section of Hunters Point, The Monarch is also one of few developments built under 421a, giving buyers a considerable perk in the form of exceptionally low monthly taxes.”

Each unit has wood flooring and nine-foot ceilings. The building also has a children’s playroom, a gym, and a virtual doorman.

The Monarch is located about four blocks from the Vernon Blvd/Jackson Ave 7 train stop, and about two blocks from Gantry Plaza State Park and the waterfront.

Where did they get those windows? Obviously bought them for 1 reason only. They were cheap. Like the rest of the building. Sad. No pride in ones work. Quality is a thing of the past. Profits are all that matters.

CHINESE CONTRACTORS TOOK OVER WHOLE QUEENS WITH THEIR CHEAP LABOUR AND CHEAP MATERIALS.
ALSO THEY MAKE IT SO SHORT CEILING HEIGHT AND SHOWERS THEY PLACE SO LOW ACCORDING TO CHINESE HEIGHT.

Lol as if for 700k I’m going to settle for a VIRTUAL doorman! They advertise Bosch appliances but I obviously require Miele or better. I’m not leaving my $5000 carbon road bike in some bike storage where it might come in contact with a poor person’s bike. Of course they cater to the breeders by having a kid’s area but there’s not special area for my Pomeranian, Gentry?! He needs his special food hand-prepared for him three times a day or he gets upset and won’t stop barking when he sees DeBlasio on the TV.

Look at ” the Jackson”. Horrible location. 75% of the apartments have no view.
70% sold already. No space for a family.

Only decent thing about the building is the finishes.

They’ll sell to plenty of investors who will rent here and continue to create a transient neighborhood

Probably one of the worst boutique buildings built in the last few years.. the only worse one maybe Ivy28 or the Madison.

Huge waste of that location. Also the marketing is terrible. Zero interior pictures or renderings? Terrible website?

Going to sell badly.

I have been watching this building go up for the past two years out my window. It is extremely poorly designed and flat out ugly. Small windows, now balconies, strangely placed windows. It seems like the stairway or elevator shaft must be on one of the 2 front facing sides leaving a large section windowless and very ugly. These will sell fast due to the location but man are they junk. They are very central though near parks, next to Duane Reade and Food Cellar. This project was obviously built by a tasteless person who really had no passion for building but rather a passion to maximize profits. The construction crews were 100% Chinese.

No. They were not tasteless because of Chinese construction crews but I am sure that they used cheap construction methods, cheap materials, cheap labor and cut corners whenever they could. I am a realist, not a racist. In fact, almost married a woman from Taiwan who was half Chinese, half African American. Some cultures do things better than others. Italians make nice cars and clothes. Germans are excellent engineers. Japanese and Koreans make great electronics. The Chinese though, can’t think of what they excel at other than gymnastics or stealing patents and intellectual property. Are you going to tell me that “Made in China” is synonymous with quality.

Really?? So blame China for everything? Balconies sell apartments true but really they aren’t much use and few actually use them. They’re too small, too windy (higher you go the worse it is), and overall wasted space. In the case of this particular building what are you looking at anyway, the back of a building and the garbage on the street?

Most buildings erected are generic and bland so while some may consider this one exceedingly boring it’s not that much worse then most of the others. Structurally they’re all built to nyc code, no more, only the ‘window dressings’ vary.

You can thank modern spaces and Eric for that. He always says how he works closely with the developers throughout the design process and even helps them select finishes.
Look at how many of their shitty collaborations line our blocks.
Boring and uninspiring
50% of the unit being sold by them are not even being occupied by the purchasers. Meaning your neighbors aren’t buying here. Investors are.

This is a cheap piece of garbage. The caulking on the facade is poorly done. The aluminum siding is disgusting.

What kind of a name is “The Monarch” for such a piece of garbage?

Id be ashamed to tell someone I live in the monarch and then show them a piece of crap
