Gotham’s South Tower on LIC Waterfront to Be Completed By Year End, Move-In Date Spring 2022

The Gotham Organization, which is developing two towers as part of the 5,000-unit Hunters Point South affordable housing development, announced today that one of its towers will be completed before the end of the year.

Gotham, along with RiseBoro Community Partnership, is currently developing Gotham Point, a 1,132-unit development spread across two towers on parcels F and G of the Hunters Point South mega-project. One tower is slated to be 33 stories, the other 57 stories.

The smaller building, known as the South Tower, will contain 443 units and is located on Parcel G—between 2nd Street and the Newtown Creek. Construction of the South Tower is expected to be complete by the end of 2021 with tenants moving in by spring 2022.

Meanwhile, the 57-story tower on Parcel F—the site located between 56 and 57th Avenues on Center Boulevard—is likely to be finished in 2022.

The two-tower project, designed by Handel Architects, will include 847 rent-stabilized apartments, with 98 of those units to be set aside for low-income seniors. The towers will also include retail space, shared amenities and arts space for the non-profit Flux Factory.

“Gotham Point provides much-needed, rent-stabilized housing in New York City and we are excited to expand our Gotham Properties portfolio to the transformative waterfront neighborhood of Hunters Point South,” said Bryan Kelly, President of Development at Gotham Organization.

“The wide range of thoughtful amenities as well as meaningful partnerships with RiseBoro, Flux Factory and other organizations will no doubt enhance and meet the needs of this continually-growing and vibrant community.”

The rent-stabilized units will be available to a wide range of incomes, with maximum income limits ranging from $25,080 to $137,940 for an individual, and from $35,790 to $196,845 for a household of four.

The minimum income limits range from $15,806 to $73,166 for an individual, and from $23,692 to $126,686 for a household of four. Senior residences will be available to individuals across income levels from $15,806 to $85,920.

An affordable housing lottery is scheduled for units in the South Tower next month, with a move-in date expected to be some time in spring 2022. Gotham has not yet announced when the lottery will take place for units in the North Tower.

The affordable senior housing will be located in the North Tower in a dedicated 11-story wing that will feature its own personal lobby space as well as a lounge and laundry room on each floor. The wing will also include a library, a community room and an outdoor terrace with views of the Manhattan skyline.

RiseBoro, which provides affordable housing and senior services, will be in charge of programming for the senior community.

We look forward to bringing this critical resource to the community and sustaining it for years to come.”

The North Tower will also include small-format retail spaces as well as a below-grade public parking garage. Meanwhile, the South Tower will also include a 3,000-square-foot space for the Flux Factory, which will have an artists-in-residency program to support emerging artists.

The towers will feature 24-hour attended lobbies, a rooftop terrace with city views, resident lounges and sundecks, a state-of-the-art indoor and outdoor fitness club, a children’s playroom and a publicly accessible urban rooftop farm and community boathouse.

Residents will also have access to dedicated co-working lounges with breakout meeting rooms, private phone rooms and multi-person desks fully equipped with outlets. Some fees will apply to certain amenities.

This section of Long Island City is undergoing significant development. TF Cornerstone is currently in the process of opening its two-tower 1,194-unit development on Parcel C.

Meanwhile, an elementary school opened next to the Gotham Point development at 1-35 57th Ave. on Monday. The school opening added 612 seats to the district.
