One-Story Building on Jackson Avenue to be Demolished for 8-Story Office and Retail Space

A commercial and retail development in the works within the Court Square neighborhood for several years is making headway, with demolition permits filed for the one-story building currently at its site.

Permits were filed yesterday to demolish the 14-foot tall, black-surface building at 23-20 Jackson Ave. The site, leased out by the Vorea Group, will instead see an eight-story building with about 80,000 square feet of retail and office space combined.

The development, dubbed Jackson Square, will hold retail tenants on the first three floors of the building, spanning about 30,000 square feet. The remaining floors will hold the commercial tenants.

News of the Vorea Group’s plans, including its purchase of a 99-year lease at the 10,000 square foot property for $350 million, first came in 2016. Since then, the Vorea Group says it’s seen much buzz about its project.

“We’re seeing serious interest from office tenants in the healthcare and design industries,” said Peter Papamichael, principal of the Vorea Group, last year. “But Jackson Square is a great building for any company since it offers great visibility and accessibility.”

The developer said the building would open in the fourth quarter of 2018, but the deadline is likely to change, given the freshly-filed demolition permits.

The Vorea Group did not immediately respond to questions on a construction timeline.

Why not REAL Affordable Housing and retail on the bottom with decent rents. Some offices will move there if realistic rents. If retail rent is too high it will stay empty or some chain store will move in. Most stores don’t seem to stay open on Vernon because of the rents. Let’s see what happens here???

This is going to be so cool with multiple retail levels. Reminds me a little of a really cool building in Flushing. 133-42 39th Ave, Flushing, NY 11354
