Condo Development Planned On 44th Drive, Old Elks Lodge To Be Demolished

A unique three-story building on 44th Drive has been purchased, along with a neighboring property, and will make way for a new condo and retail project, according to developers.

The building – which has unique exterior detailing and was once an Elks Lodge, according to Forgotten New York – sits at 21-42 44th Drive and was purchased for $8.5 million in November, according to City documents.

Adam Westreich of Alwest Equities (also vice president at the Tryad Group) said that company is partnering with Planet Partners to develop both 21-42 44th Drive and a significantly wider neighboring lot, 21-30 44th Drive.

DOB records show that Planet Partners have “pre-filed” an application to construct an eight-story, 74-unit building at 21-30 44th Drive.

According to Westreich, the development will have luxury condos with numerous amenities. He expects the project to be complete in two years.

“It’s going to be very unique to the area, and it’s going to contribute a lot to the 44th Drive corridor,” he said.

Parking will be included, although Westreich said it is too early to say how much.
