Developers are planning a seven-story building in Dutch Kills that will put 42 residences on top of manufacturing space.
Plans were filed Friday with the Department of Buildings for construction at 37-29 33rd St., just above Sunnyside Yards.
Dutch Kills was rezoned in 2008 in order to permit growing residential development while coexisting with light manufacturing and commercial uses.
According to DOB documents, 20 parking spots are planned underground. Twelve more will sit on the first floor, sharing space with the manufacturing component as well as a residential lobby. A roof deck will cap the building.
Developer Saviour Sultana said the residences will be one- and two-bedrooms, but he has not decided whether they will be condos or rental apartments.
“Depends on how the market looks,” he commented, noting that some of his neighbors are also working on new projects.
Plans for a similar building to Sultana’s – seven stories with 46 residential units sitting over first-floor commercial and parking space – were filed in March around the corner at 37-12 34th St.
Sultana said he expects to start demolition in the next two months, and hopes for move-in to begin within two and a half years.
