Developers have broken ground on an office building in Hunters Point that will rise to three stories and hold about 100,000 square-feet of space.
The developer, Barone Management, began construction work at 9-03 44th Rd. last week, according to John Silviano, executive vice president of the company. The site used to house the Manhattan Cabinetry factory, which has since moved its space to Woodside as the former site was demolished.

The upcoming 51-foot-tall building, designed by the Bayside-based JLS Designs, will offer office and industrial/flex space, a popular option for tech companies and other light industrial businesses. There are currently no tenants signed to the speculative development. CBRE, the global real estate firm, is in charge of leasing.
The building is expected to be completed in September 2019.

The developers made headlines in the past years for their initial plans to bring an 11-story, 199-key Dream Hotel to the same spot. But news broke in the summer of 2017 of Barone Management’s choice to bring an office building instead.
Silviano said plans for the hotel fell through because they were no longer able to secure funding for it, given the special permits the company would have needed to apply for to build the hotel.
The group, however, has brought hotels to their developments all around the city, including the Marriott Fairfield in Central Park, and the Wyndham Garden Inn in Rego Park.

Careful what you ask for. Between “Tri-State Transportation Campaign,” a developers non-profit crafted to break zoning and bust any car drivers but Ubers and ilk, and our nearby land grabbers, any excuse to gut affordable Queens housing will do.

Hey Barone Management. How about a huge ground floor retail? Trader Joes or Whole foods or something on the first floor and basement. Please we need so many things here. Please Help out LIC we need smart developers who bring desperately needed services and amenities
