182-Unit Condo Building Across From MoMA PS1 Launches Sales, Geared for 2019 Completion

Luxury condos at a soon-to-be-completed building across from MoMA PS1 have just hit the market, with prices ranging from $595,000 to over $2.5 million.

Galerie, the name of the building at 22-18 Jackson Ave., will rise to 11 stories and hold a whopping 182 condominiums, a rarity for Long Island City’s mostly rental market. Adam America Real Estate (AARE) and Vanke US are the developers of the site, and it is AARE’s first residential condo project in LIC.

“There has been amazing growth in the Long Island City real estate market this cycle and while luxury rentals have previously dominated, we are now seeing the market mature with higher-end, elevated condominium development,” said Brendan Aguayo of Halstead Property Development Marketing, the firm in charge of the condo’s sales.

The developers also boast of the building’s connection to the arts, as the development will see a rotating street-level art exhibit called ArtBox. The exhibit will showcase local artists, with the first one featuring a group installation by eight LIC-based artists.

“Long Island City is an artistic enclave unto its own, and we wanted to celebrate and help promote local artists both within the building’s own spaces and for public viewing,” said Omri Sachs, founder of Adam America Real Estate.

The building offers a variety of amenities and upscale features, including a full-size indoor pool, a landscaped courtyard, fitness center, a library with books selected from MoMA PS1, and event space. Other amenities include a children’s playroom, pet spa, and a rooftop terrace.

The mixed-use building, designed by ODA, will hold nearly 170,000 square-feet of residential space, and has carved out just under 5,000 square-feet for commercial space, according to building records filed in 2016.

The building is expected to be completed for mid-2019.

Another Luxury Condo for the rich & privileged. Just what LIC needs. We don’t need stores better transportation or a Community Center or God Forbid affordable Hosing.

Imagine if the AMAZON HQ2 winds up in LIC and (or) NYCFC Stadium, housing prices would be even crazier.

This is on Jackson Avenue next to the lot that LIRR access or something. It’s a horrible location. They blocked nearly the entire city/southwestern view for the ODA building next door, 22-22 Jackson Avenue. These are not inspiring units. They are cut and dry layouts with standard sized homes within. $1400 sf for a home under 1,000 sq feet in overall interior size.
