Plans Revealed For 11-Story Jackson Ave Condo

Plans and renderings are out for the 11-story, 56-unit luxury condo building dubbed “the Jackson” that is coming to 13-33 Jackson Ave.

Modern Spaces, which is marketing the property, released a description and images of the incoming development on Monday.

Renderings show a layered building with a curved exterior and rooftop water tank.

“This development was thoughtfully designed from every angle, from the building’s concrete façade and casement style windows, to the stepping dormers that announce its prominent corner location,” said Sam Charney, principal of Charney Construction & Development, which is developing the condo with Ascent Development and Tavros Capital Partners.

Amenities will include a social room, gym, children’s playroom and rooftop common space with private cabanas.

There will also be ground floor retail and 22 parking spaces.

A representative said that construction is slated to complete April/May 2017.

Sales are expected to launch in March 2016 and completion is slated for the first half of 2017.

So initial units have been released for sale….mostly unappealing lower floor units which are inline with typical $/sq.ft. Prices …..however, for an 8th floor 2bd unit with 900 sq ft, they are asking 1.35M. ….are you kidding me ? That’s over $1400/ sq ft…..to live in a closet sized apartment. Brokers doing their best again to artificially inflate prices ….I am sure they will find some suckers…you can get a nicer larger 2bd room at L house for less without paying all the closing costs

For all you newbees who don’t know what was there before, the site is that of the now defunct restaurant The Hamarack House. This restaurant was owned by the same man who owned the Midway Diner something I’m sure very few of the present inhabitants of Hunterspoint would know. The building looks great. Have fun living in your glass towers.

Long Island City was a great place to live long before Citylights and the rest of the developments were built. The residents who have moved into Hunterspoint have no idea what a great place it was to live in and how everyone knew each other. We knew our neighbors.

All of that small town feeling has changed drastically and the newbees who have come along have no idea what it was like before. It wasn’t just factories. There was an entire community here and rather then join the residents who were here, the new residents just decided to drive us out.

Stop making it sound like there were a bunch of cavemen living there. There were many residents who went on to become lawyers, doctors, investment bankers and people who were successful in many ventures.

Just keep building and working to keep it a neighborhood and remember it was a great place before development and is still a great place to live. Just try and be more considerate when referring to the people who were living there before the waterfront was developed and realize it was not an industrial wasteland but a place where people lived, worked and went about their business for generations. Just try and be more inclusive and not so standoffish. Yes the housing stock is vastly improved but the attitudes of the new residents is totally inconsiderate when speaking of the original residents of Hunterspoint.

Amazing. I am excited. I am gonna move in here. Need more of these kind of lxuury buildings in LIC. I can’t wait.

If you live in this building, Court Sq. is within walking distance. There you can take 7 train 1 stop to Qboro Plaza or E&V trains into Manhattan. Given the choices, commute will be easier than from Vernon-Jackson.

The rendered view looking toward Manhattan has been heavily photoshopped. They completely moved several of the TF buildings out of the way.

Where is your reality. How can you blame a real estate company?? Real estate agencies and their agents are there for a market that exists with or without them. They do no create the market or dictate pricing, it’s all supply and demand. LIC instead of being block after block of stinking printing houses, taxi garages, and other polluting industries now is becoming a real neighborhood. Get real!

Of course, it’s Modern Spaces’ fault. LIC was a great neighborhood but, then, people started moving in.
